About Stackly

A commercial brokerage with offices in St. Louis, Milwaukee and Louisville, and brokers in Oklahoma City every other week. We lease and sell space for small and mid-sized businesses.

Started by a landlord's broker who changed sides.

Ruth Kimura spent twelve years leasing downtown St. Louis office space for the building owners. The rates were never the problem. The problem was the tenants who signed them, then learned about operating expense pass-throughs and restoration clauses a year later.

She opened Stackly in a two-room suite on Washington Avenue with one rule: the tenant sees the whole cost before the tour. Marco joined in 2014, Adriana in 2016 and Samuel in 2019, each with a property type they had already worked in for years.

We still keep the firm small on purpose. Every client works with a broker who has toured the building, and the people answering the phone are the people who negotiate.

How we work

Habits we do not bend on.

01

The cost on one line

Base rent, charges, utilities and parking, added into one monthly number for every space we show you.

02

No dual agency surprises

If we list a building you want, we say so on the first call, and you can bring in another broker.

03

Plain-language leases

We mark up every draft with notes in normal words, so you know what each clause will cost you later.

Where we are

Offices in St. Louis, Milwaukee and Louisville.

Oklahoma City listings run from St. Louis. Marco is in town every other week, and tours there are booked around his visits.

We bought our building on the second offer. Ruth told us what the roof would cost in year three, and she was right to the month.
